I see that you are wanting to stay at or near the beach. We stayed in La Penita last year and wanted to stay in a villa and the only one that was available was near Los Suenos de la Penita. You will be walking 11 + blocks to the beach, uphill for 4-5 blocks on the way back (or take a taxi). We rented vehicles so we drove to other beaches. Tom's place is very close to the beach (1/2 or 1 block?) and Casita de la Penita is right near the beach ( a few steps). I hope that helps you.
