Since she has a boyfriend i wouldnt ask her. If she was interested in you she would flirt or somthing, instead of being in a rush. I would do that too rush thing. Nothing against you but she must be happy with her man. If she tells you no you will have to face her everyday living so close. If she gave you a sign or was single id say go for it.
