Hmm...
All of the rooms you can rent in the inn will restore your magic (they won't all restore your health- it says if you look at the help text), so that shouldn't be it. You do have to be in the dungeon (or the training section) to cast spells, so maybe that's why?
(yes, it's annoying, and no, I'm not going to defend the fact that you have to go to the guild to get your subscren in town. As near as I can tell, there's also no way to bring up the equipment menu in the shop 
)
I assume that you're referring to the first-level mapping spell; note that it just shows you the same map you can open by pressing Y with your location highlighted.
You will occasionally be shafted by luck alone early on, especially if you've rolled your own characters instead of using the standard set (the standard characters start at level 2). The best advice I can give you on this front is to save a lot, possibly in multiple files, and be conservative in your subterranean wanderings.
